“Install Airconds Everywhere and Share the Bills?” Tenant’s Request Sparks Online Debate

Renting a place in Malaysia can sometimes feel like navigating a maze, and every now and then, we come across rental stories that end up going viral for all the interesting reasons.

Recently, one such case caught attention on social media after a real estate agent shared his experience dealing with a potential tenant whose requests were far from the usual kind.

According to the agent, the conversation started out perfectly normal. The woman expressed interest in the house, seemed ready to schedule a viewing, and everything sounded straightforward. But then came the conditions, and there were quite a number of them.

The prospective tenant insisted that:

  • Air-conditioners must be installed in every room because the weather is hot.

  • Electricity and water bills must be shared 50/50 with the landlord if the total goes above RM200.

  • The entire house needs to be repainted white.

  • New kitchen countertops and cabinets should be provided as she owns many kitchen items.

  • No utilities deposit should be required unless the account is under her name.

The rent must be fixed at RM1,000, and she refused to sign a tenancy agreement because she did not want to be bound by any terms.

The agent was understandably stunned. He even suggested that with such specific requirements, perhaps purchasing her own home would be more suitable, and offered to assist her with the process. However, she quickly replied that buying a house was not something she could afford.

Once the screenshot of the conversation circulated online, many social media users shared their thoughts. Some called the demands unrealistic, while others joked that if any landlord agreed to such terms, they would be the first to take over the deal.

One comment read, “If she gets everything she wants for RM1,000, please tell me. I also want to switch on the aircond all day and pay less.”

Another user questioned, “Why would the landlord need to pay half her bills when they are not even staying there?”
